What is a maintenance fee (cuota de mantenimiento)?

In a Puerto Rico condominium or HOA, the cuota de mantenimiento is the regular amount each unit owner pays so the building can cover common expenses — security, cleaning, insurance, utilities for common areas, reserves, and day-to-day operations. Caribbean Payments does not set that amount. We give the administrador or junta a way to collect it by card, ACH, and recurring billing.

How is the maintenance fee calculated?

Each building’s governing documents and budget set the cuota. In most Puerto Rico condominiums it is allocated among titulares according to their participation in the common elements. We are not your accountant or attorney — we process the payment once the junta or administrador has the figure. If you need a processor that can take that monthly amount on a schedule, that is the conversation we have.

Who has to pay HOA or condo dues?

Unit owners (titulares) are responsible for their cuota. The community manager, junta, or property manager is the party that collects. This page is for that collector — not for a homeowner looking to log into a portal and pay their own bill. If you are an owner, ask your administrador how they want to receive payment.

Can owners pay with ATH, a card, or ACH?

Yes. Owners can pay HOA and condo dues with a credit or debit card — including ATH debit cards issued in Puerto Rico — or by ACH bank transfer. Recurring billing can charge the same method each month so the cuota is not a monthly chase. We are the payment processor behind that collection, not a homeowner login or HOA software suite.
